04 Sea The appraised value of housing continues to increase in the Canary Islands in 2025

homes that have been valued by appraisal companies. Depending on market access
real estate, we distinguish between free housing, in which the price of the property is reached through
of the agreement between seller and buyer; and protected housing, in which it is the administration that
regulates its access and its price.
The Canary provinces are among the 15 with the highest appraised value of the free home,
being superior in Las Palmas: 2.151,1 euros per square meter, that in Santa Cruz de
Tenerife: 2.141,3 euros per square meter. However, The increase in the last year has been
lower in Las Palmas (12,7%) that in Santa Cruz de Tenerife (14,28%).
Madrid remains the province with the highest values, with an average for housing free of
3.902,3 euros per square meter; that is to say, exceeds by one 74,9% the average value of Spain. They follow him
Balearic Islands and Gipuzkoa, con 3.809,9 and 3.362,9 euros per square meter respectively.
Among the provinces with the lowest assessed value of free housing we find Ciudad Real with
701,1, and Jaén with 862,8 euros per square meter.
Average appraised value of subsidized housing
Regarding protected housing, the average value has risen 3,7% in the last year in the Canary Islands and
is located in the 1.204,3 euros per square meter. The increase has been more intense in the
archipelago than in the rest of the country, where protected housing increased its value by a 2,71% en
the last year, standing in 1.201,1 euros per square meter.
